As part of the Community Impact Measurement Survey, the condition of each building within the Shelby Park neighborhood was recorded and analyzed. Here are a few facts that were found:
Most of the buildings in Shelby Park were found to be in decent condition
The main purpose of the Building Condition Assessment was to examine the overall state of repair of each building within the Shelby Park neighborhood; the results of this study were positive. Of the 193 buildings in Shelby Park, 127 (66%) were found to be in either "Good Condition and Needing No Maintenance" or "Needing Minor Repairs." Only 66 buildings (34%) were found to be in a condition that needed "At Least One Major Repair," "Required Comprehensive Renovation," or were "Dilapidated and Not Able to be Repaired or Renovated."
A clear majority of properties are kept clean by their owners
Another goal of the Building Condition Assessment was to determine how clean each property in Shelby Park was; in other words, how much trash, litter, and debris had been left on each property. Once again, the results were positive. Out of 193 properties, only 19 (10%) were rated as having "A Lot" of trash. A large majority of properties, 112 (58%) were rated as having no trash or debris at all, while 62 (32%) were rated as having "Some."
Property owners are taking good care of their lawns
In addition to examining the condition of buildings in Shelby Park, the state of the surrounding lawn and landscaping was also observed. The results of this section of the assessment were more mixed, but still had a positive theme. Out 193 properties, 87 (45%) were rated as having "Well-Maintained" landscaping, while 65 (34%) were rated as having "Adequately Maintained" landscaping. Only 41(21%) properties were rated as having landscaping that was "Poorly Maintained"
Finally, a clear majority of structures in Shelby Park were found to be in an attractive condition
The other major component of the Building Condition Assessment was determining how attractive each property in the neighborhood appears to an observer. Once again, the results of this study showed a clearly positive trend. Of the 193 properties in Shelby Park, 115 (59%) were rated as either "Very Attractive" or "Somewhat Attractive." Only 78 properties (41%) were rated as "Very Unattractive" or "Somewhat Unattractive."
